If you ever ask what are the most picturesque parts of Dubai, the Jumeirah Beach Residents area, which has an extremely advantageous location, will undoubtedly be mentioned. It is both the city centre and the coastal line, allowing Jumeirah to be assigned the status of one of the world's most fashionable resorts.
What attracts affluent travellers here? On the strip of the bay where the district is located, you can purchase luxurious real estate that suits both business and living purposes. Additionally, there is a wide range of entertainment options that lure millions of tourists to Dubai annually.

Not long ago, in the mid-twentieth century, no one could have imagined that on the site of a fishing village, modern buildings of Jumeirah would quickly rise. Back then, Dubai itself was a small town, to the east of its current districts — Deira and Bur.
Every day, returning home, fishermen could see the "glowing lights" — the light in their house windows. This beautiful phrase firmly entered the Arabic language, becoming the name of the district. However, there is another equally beautiful version. The word "beautiful" in Arabic sounds similar to "Jumeirah." This variant was loved by many.
The construction of Jumeirah in Dubai began in 2004, and by 2010, the district had been commissioned. These days, it consists of forty high-rise buildings, four of which became luxury five-star hotels, while the remaining thirty-six are residential skyscrapers of the highest class with a mesmerising view of the sea.
Since all the buildings form a semicircle, they ended up being the boundaries of the territory.
Today, Jumeirah is divided into three administrative districts with simple numbering: 1, 2, 3. To the east of it are Al Wasl and Downtown Dubai, to the south — Al Safa and Umm Suqeim. The main feature of Jumeirah remains its stunning coastline.
What can be seen from the windows of the buildings? The Persian Gulf, magnificent promenades, turquoise waters, and the city. There are plenty of rental property offers: apartments, villas, and townhouses for every taste.
The main infrastructure facilities are, of course, available in sufficient quantities: shops, hospitals, children's educational institutions, cafés and restaurants, mosques, business and shopping centres, beauty salons, and much more. When it comes to government institutions, some consulates and the Dubai Smart Police Station are also located there.

The incredible architecture of Jumeirah is a combination of modernity and authenticity. There, the unusual futuristic designs harmoniously combine with Arab motifs: elegant lines, geometric shapes, patterns, arches, and domes. Thus, the cultural and national characteristics are being preserved, but are also complemented by unique modern architectural solutions.
Dubai's Jumeirah Street is a jewel of luxurious housing with various design ideas and amenities. Among the most unusual constructions are Bulgari, Palazzo Versace Residences, and La Mer Residences. These high-rises are interesting because they combine several architectural styles at once: from classic to modern.
Let’s talk about another feature of the district — the focus on eco-friendliness and energy efficiency, which are very popular there. The buildings are equipped with solar panels, green gardens on rooftops, and many other eco-devices that positively influence the lifestyle of the district's inhabitants.
The space of Jumeirah looks multifunctional and stylish, combining modern technologies, unusual design, and cultural characteristics of the country. This Dubai district leaves no one indifferent.
On the site of fishing villages grew one of the most elite districts in the world — Jumeirah. Housing in its old part has fewer floors and is available for purchase only to citizens of the United Arab Emirates. For a very high price, visitors can only rent apartments there.
However, those who are not citizens of the Emirates can purchase real estate in the territories of Jumeirah 1 and 3, in new quarters. But there is a "but": the housing must belong to the Freehold zone. The choice of real estate there is impressive: studios, apartments, townhouses, flats, and villas, which are the most popular.
Regardless of what we are talking about, everything is absolutely of the luxury class. There you can buy not only ready-made housing but also land plots to implement your own project. Among investors, the greatest popularity has been gained by Jumeirah 1 in Dubai. No one is bothered by the fact that mainly high-class residences are represented there, although if desired, you can find ordinary apartments as well. Jumeirah 3 confidently ranks second.

UAE, Dubai, Jumeirah — the choice of wealthy individuals who value the combination of style, comfort, and luxury. There is a high demand for apartment rentals there due to the well-developed infrastructure. Each complex has everything necessary for an enjoyable living: spa centres, beauty salons, gyms, swimming pools, and, most importantly, kindergartens, schools, hospitals, cafes, and restaurants.
A significant advantage of Jumeirah is its proximity to public beaches filled with various water attractions. Jumeirah Beach in Dubai — the most famous beach in the city — is located in the Jumeirah 1 area. It welcomes millions of tourists annually and is rightfully considered one of the best in the country.
Prices in Jumeirah are significantly higher than in other areas of the city, which is unsurprising. When speaking about real estate there, numerous factors need to be considered, starting from the size of the property and the construction stage to the number of bedrooms, for example. The difference in price depending on the stage of construction can be around twenty percent.
Let’s consider a few examples: a studio in Jumeirah will cost approximately $210,000 (23 square meters). An apartment of 68 sq m (with one bedroom) — $316,000. Villas with three bedrooms and four bathrooms will cost at least$2,690,000.
Purchasing real estate as an investment in Jumeirah is not particularly profitable; the return on investments will be no less than five per cent, sometimes reaching seven, which translates into a substantial amount in currency terms. Instalment plans are possible, with an initial down payment of no less than a quarter of the property cost plus land tax, which is followed by payments during construction and after the object is completed. Besides instalments, a mortgage can also be arranged.
When investing in real estate in Dubai, an amount of $275,000 entitles you to a residency visa, corresponding to obtaining a two-year residence permit. If twice that amount is spent ($545,000), such status will be granted for ten years.
Education in Dubai is becoming more and more popular every year: the influx of newcomers is growing. Places in the most popular educational institutions are booked from the moment children are born. Only Emirati citizens can attend public schools; everyone else receives education exclusively in private schools.
In the UAE, there are four main educational systems — British Curriculum, American Curriculum, Indian Curriculum, and International Baccalaureate. There are also schools with curricula from the ministries of education of the UAE, France, Japan, Germany, the Philippines, Iran, Pakistan, and Russia.

Many families with children choose Jumeirah precisely because there are enough schools with different programmes there. To select a suitable educational institution, it is enough to study the official rating online. It is compiled annually based on inspections by the Knowledge and Human Development Authority. The website with the same name contains all the necessary information.
The most prestigious schools receive ratings of Outstanding and Good. An educational institution will not achieve the top rating if it pays little attention to Arabic and Islamic studies. Therefore, it often happens that even globally renowned schools remain at the level of Good, not rising above it.
The most popular educational system in Dubai is the British one; many believe that it provides the best level of knowledge across various subjects. The American system is not as prestigious there, though it does have its advantages: individual learning plans and subject assessment systems.
Which schools are the most in-demand in Jumeirah?
This school is part of the Jumeirah English Speaking School (JESS) and is an English-language institution with two main divisions. Grades 1–6 are located in Jumeirah, while the older grades are in the Arabian Ranches area.
The primary division resembles a rural school in Australia, having one floor, where students are grouped by age. Its location is very advantageous: between Jumeirah and Umm Suqeim. The core subjects include: English and Arabic languages, mathematics, music, natural sciences, physical education, IT, design, art, geography, and history.
Education is based on the British national programme; the school is part of the GEMS group network. More than 50 teachers work there, educating over 700 children, offering a wide selection of clubs and sections.

For fostering independence in learning, there is a special Make A Difference programme for children aged 3 to 13. It allows acquiring practical life skills according to the age of the children. JESS provides inclusive education.
No less than 50 students with special needs receive the necessary knowledge, skills, and abilities there. All the necessary conditions have been created for them, including regular monitoring and individual educational plans.
Founded back in 1999, it remains one of the top educational institutions in Dubai to this day. Another representative of the GEMS group and the British system, its rating has not fallen below the Outstanding level for years. Students attend the college from grades 7 to 11.
In addition to core subjects, they have the opportunity to engage in creativity and sports: in musical and theatrical studios, dance ensembles, various clubs, and sections.
Once again, a prominent representative of the British educational system in Dubai, whose popularity grows every year. The educational institution simultaneously serves as a kindergarten, primary, and secondary school; children aged three to thirteen can attend it.
Extracurricular activities there are diverse and interesting. These include theatre productions, musical concerts, debates, and robotics competitions.
The school represents one of the youngest educational systems in the UAE. It is referred to as "education of the 21st century"; its goal is to teach critical thinking, synthesis of knowledge, and application of an interdisciplinary approach. An IB diploma obtained in this institution is the calling card of any graduate. Universities worldwide gladly accept these students.
There are other schools in the country where education is built entirely on this model, and those that provide an additional opportunity to obtain such a diploma. The list of the best institutions operating under this system is headed by Jumeira Baccalaureate. Previously, it was the American School.
Jumeira Baccalaureate corresponds to the undergraduate level of the international system, but its students have the opportunity to continue with the BTEC — British school programme.
The institution has a garden, the care of which falls entirely on the shoulders of the students, and tennis courts, which are located on the roof of the building. It boasts a huge library, a modern media centre, rehearsal halls, playgrounds, state-of-the-art laboratories, cafés, and music studios.
This is far from all the educational institutions in the Jumeirah district; there are countless numbers of them.
No matter how prestigious the institution is, the first thing to pay attention to is the programme it operates under and the availability of certificates. Certificates for British system schools are issued by the organisation BSME (British Schools of the Middle East), for American system schools by NEASC (New England Association of Schools and Colleges), and for international schools by IB (International Baccalaureate).
The educational structure of Jumeirah is at a commendable level. For toddlers, there are kindergartens, including British ones — Toddler Town and British Orchard. For older children — several schools where instruction is conducted in English, and education is based on the British system. A notable example is Dubai British School.
Opportunities for higher education are also present. Two institutions are represented — a branch of St Petersburg State University of Economics and American University. Additional education can be obtained at a couple of schools: dance and music.
For medical assistance, one turns to Aster Hospital Dubai, which is a multi-specialty hospital. In it, one can receive outpatient and inpatient treatment. There is also a laboratory and a department of sports medicine, and births are attended there too.
Its cost depends on various factors. On average, housing there costs:
Real estate with three bedrooms will cost at least $1,000,000. The most expensive options are villas and townhouses, with a minimum price of $1,600,000, and there is no upper limit: some properties will cost $7,000,000 and more.
Personal vehicles, taxis and car-sharing are the most popular forms of transportation. Any house, villa, and townhouse has parking spaces, and they are also present throughout the streets. One can also use public transport, such as the metro or bus; there are several stations near Jumeirah. The journey from the airport to the district will take about thirty minutes and will be quite comfortable.
Palm Jumeirah in Dubai is rightfully considered one of the most luxurious and sought-after districts in the country. Incidentally, it still does not exist as an independent entity. Essentially, Jumeirah refers to what lies between Sheikh Zayed Road and the coast, with the eastern boundary considered to be Port Rashid and the western boundary — Dubai Marina.
