What is it about? Creek Harbour is a new, dynamically developing district in Dubai. It is positioned as an environmentally friendly area with pedestrian streets and abundant greenery. At the same time, it boasts a convenient location between Downtown Dubai and Business Bay.
What makes it good? The district is extremely attractive for investment. Prices here are lower than in Dubai's most popular spots, consequently, the return on investment is higher. Creek Harbour is well suited for active entrepreneurs, young couples and families with children.
Modern, fashionable, dynamic — literally ten minutes from central Dubai lies the eye-catching district — Dubai Creek Harbour. It was built on the initiative of two major Arab companies — Emaar Properties and Dubai Holding.
The district is located in the north of the metropolis on Ras Al Khor Road in close proximity to two other popular areas — Downtown Dubai and Business Bay. On one side of it is the Dubai Creek, which divides the city into two parts.
Dubai Creek Harbour is a district that occupies more than five hundred hectares of Dubai Creek waterfront. A huge area has been allocated here for the construction of shopping centres and various entertainment venues (nearly nine hundred thousand square metres), and the planned residential area is more than seven million square metres. This cannot fail to impress!
In 2006, The Lagoons project was launched, which was never completed due to the global crisis in 2008. Creek Harbour is its updated and improved version. The project is currently managed by Emaar company, the plan has been developed and implementation has begun.

The designers have planned to create several interconnected districts (Island District, Creek Beach and Dubai Square). Construction is being carried out in several stages. It is worth noting that most of the objects are currently operational. Work on the other districts (Sanctuary District, Retail District, Urban Core District and Dubai Festival City) will be completed no later than 2026.
The main infrastructure objects include:
As for sports, the possibilities are truly unlimited:
Among the main advantages of Dubai Creek Harbour is, of course, its location. Every resident of this district will be able to easily reach any point in the metropolis.
The main concept is maximum comfort for living, recreation and work. According to Emaar's vision, Creek Harbour should become a corner of seclusion and tranquillity for each of its residents.
Creek Harbour is predominantly a pedestrian district, with numerous walking paths, playgrounds and charming cosy cafés where you can drink a cup of coffee among the greenery, enjoying the fresh sea air.
The majority of the Creek Harbour district should be occupied by residential buildings, surrounded by everything essential: shops, kindergartens, schools, medical centres, and beauty salons.
An important chapter in this project's philosophy is environmental friendliness and the application of the most modern technologies in everything: from water filtration systems to obtaining electricity through solar panels.
For relocation to the United Arab Emirates for permanent residence, Dubai Creek Harbour district is one of the best options.
But there are, of course, some disadvantages:
As mentioned earlier, the Creek Harbour district has a very convenient location and transport interchange. Let's look at the examples of how long it will take the residents to reach various points in the city by car:
Despite the fact that the developers position the district as pedestrian-friendly, there are no problems with taxis or public transport here. In the near future, the Green Line metro extension is planned, and Dubai Creek Harbour district will get three new stations.
It's well known that real estate in Dubai is highly sought-after by global investors. And this is not surprising. The return on investment in Dubai Creek Harbour district is at least 4% per year.
Luxury class residential real estate in this district includes six high-rise buildings. Additionally, there are villas for those who prefer seclusion and privacy. As for high-rises, developers have offered the following real estate options:
The price range for real estate in Creek Harbour district is quite wide and starts from 1.35 million dirhams. Multi-bedroom apartments can cost around 10 million dirhams.
Of course, the price will depend on the area and comfort level of the property, as well as its location. Note that property prices in Dubai are constantly rising, which means that long deliberations about purchasing may lead to higher costs.
It's no secret that the United Arab Emirates is one of the most popular places for holidays and living, so many people acquire property here to rent it out in the future.

Today in Dubai Creek Harbour district, you can purchase properties under construction (Creek Palace) or completed ones (Creek Horizon and Creekside 18). Special attention should be paid to apartments with panoramic windows, which will offer stunning views of the city or waterfront.
The developer plans to make the Creek Harbour district a record holder for its high-rise structures.
Another architectural feature is the combination of ultra-modern skyscrapers with charming and cosy villas, offering picturesque views of the bay, fruit gardens, and golf courses. Every resident will appreciate the modern conveniences combined with the peace and comfort of this Dubai district.
Among the most famous attractions are the Ras Al Khor Wildlife Sanctuary and Dubai Creek Tower.
Although Creek Harbour Tower is still under construction, it already attracts thousands of tourists from around the world. Why? There are several reasons. After its completion, the tower will become the tallest building in the world, pushing the legendary Burj Khalifa to second place. Even now, in its unfinished state, Creek Harbour Tower looks simply incredible.
Spanish neo-futurist architect Santiago Calatrava worked on the tower project. According to his concept, the building combines Eastern traditions with modern architectural trends. The building's design is a modern version of one of the seven wonders of the ancient world — the Hanging Gardens of Semiramis. There will be rotating observation decks immersed in greenery.
Near Creek Harbour Tower, a shopping and entertainment centre will soon appear, which will be larger in area than the famous Dubai Mall — the largest shopping complex in the world.
Have you ever encountered a sanctuary in the centre of a metropolis? The United Arab Emirates is a true living Eastern fairy tale, which means everything is possible here. The Ras Al Khor Wildlife Sanctuary covers six square kilometres. On its territory, you can encounter almost 450 different wildlife species.
Within the sanctuary, you can see various landscapes: salt marshes, mangrove thickets, lagoons and silted areas. This means that many birds here are in their natural habitat.
Other Dubai attractions (and there are many) can be easily visited if you live in the Creek Harbour district, thanks to its transport accessibility.
Currently, there are no functioning educational institutions in the district; they are all in planning and construction stages. The nearest schools — Deira International School and Universal American School — are located in the neighbouring district.
An individual approach to education is the main idea of Universal American School. Each student independently chooses their learning trajectory, development vector and additional activities. Of course, there are various art studios, language classes, sports sections, their own radio station and much more.
Deira International School is a multicultural school. The teachers at this educational institution strive to unlock each student's potential. Here too, a wide range of clubs and sections is offered, including swimming, basketball, football and rugby, drama studio activities and various music classes.
For preschoolers, Creek Harbour already has a kindergarten implementing an early development programme — Maple Bear Nursery.
The developing Creek Harbour project is particularly attractive for investors, as you can purchase off-plan property from developers at quite reasonable prices.
The rental yield for housing in this district is projected to be around 10%.
The most promising properties are considered to be those closest to the marine harbour: Creek Edge or The Cove. Another important point affecting property popularity is the Ras Al Khor Wildlife Sanctuary. Emaar Altus and Island Park are closest to the sanctuary.
Studios and one-bedroom apartments are considered the most popular and in-demand. Additionally, attention should be paid to the quality of finishing. Objects in immediate proximity to the residence play an important role.
Dubai Creek Harbour is a place on Dubai's map that aspires to become one of the most striking and impressive. Seafront, abundant greenery, its own sanctuary, spectacular views — all this will not leave anyone indifferent. Measured city life, peace and tranquillity, comfort and environmental friendliness — these are the foundations of this district's concept.
