Umm Suqeim is rightfully famous for its beautiful coastal recreation areas. One of these is the public Umm Suqeim beach, which is very popular among Dubai residents and foreign guests. It stretches for three kilometres along the Persian Gulf coastline.

The rent for a two-bedroom apartment varies from 75,000 to 120,000 AED per year. However, if you need accommodation with three bedrooms, you can rent it for 120,000–150,000 AED per year.

  • a 2-bedroom villa can be rented for 140,000 AED per year;
  • the cost of a 3-bedroom villa ranges from 110,000 to 300,000 AED per year;
  • 4-bedroom villas cost from 125,000 AED to 380,000 AED per year;
  • villas with seven bedrooms can be rented for prices ranging from 320,000 to 525,000 AED per year.

The cost of commercial real estate in Umm Suqeim can vary from 280,000 to 2.6 million AED per year.

When purchasing property in Umm Suqeim, you can choose between an apartment or a villa, depending on your preferences. The former are presented in various sizes and layouts. The average cost of an apartment depends on the number of bedrooms:

  • one-bedroom property prices vary from 1.1 million AED to 1.9 million AED;
  • for a two-bedroom apartment, you will need to pay 1.74–3.5 million AED;
  • three-bedroom apartments cost 3.09–4.5 million AED;
  • four-bedroom apartment prices vary from 4.25 million to 6.07 million AED.

The cost of villas in Umm Suqeim also depends on the number of bedrooms. A four-bedroom villa costs 5.3 to 7.5 million AED, a five-bedroom villa — 6–30 million AED, and a 6–7 bedroom villa will cost at least 9 million AED. The most expensive are villas with eight bedrooms. Their price starts from 11 million AED. Villa complexes are also available in the Umm Suqeim real estate market. The cost of these starts from 32 million AED.

Land plots can be purchased for subsequent development. Their price ranges from 5.9 to 14.9 million AED.

A villa for commercial use can be purchased at a price ranging from 12 to 27 million AED.

What is the architecture of residential buildings in Umm Suqeim like? The villas in the district are designed in various styles. In Umm Suqeim 2, there are two large residential complexes. These are Al Manara Village with huge 5-bedroom villas, whose area starts from 1,600 square metres. And Sidra Village, consisting of 3-, 4- and 5-bedroom villas. Residents of this complex can freely visit the swimming pool, gym, and tennis court. There is an excellent playground for children, a large football field and an area for squash.

In Umm Suqeim 3, there are two small complexes. These are Bahwan Villas and 7 Villas by Bin Hamoodah Properties. Each complex has its own garden and swimming pool.

This market in Umm Suqeim offers a wide selection of properties of various sizes and layouts. Usually, such premises are rented already fully prepared for office use, with furniture, split-system air conditioning, high-speed internet, and 24-hour security.

The most popular is the five-star Jumeirah Beach Hotel, consisting of 598 rooms and suites. There are 20 restaurants and bars on its territory, and the guests also have access to 19 beachfront villas.

  • Jumeirah Beach Park — a beach park that has lawns for walking and barbecue areas. Showers and changing rooms are also provided. Jumeirah Beach Park is very popular with locals and tourists, as it provides an excellent opportunity to spend time with a stunning view of the Persian Gulf.
  • Kite Beach is another popular beach park where you can not only sunbathe but also spend your leisure time engaging in such activities as beach volleyball, kitesurfing, taking a morning jog or just walking. There are also many restaurants on the beach.
